What it is

Real estate crowdlending in Argentina

Real estate crowdlending is a modern form of collective investment in construction and urban development projects. It consists of pooling capital with other people to participate in real estate ventures that, on an individual basis, would be hard to reach.

Through a digital platform, many investors contribute funds that are allocated to a specific project. Once the work is finished and objectives are met, the profits are distributed among all participants on a proportional basis.

This model allows people with limited capital to invest in major developments, such as residential buildings, housing complexes or the renovation of existing properties — something increasingly relevant in the Argentine urban context.

Crowdlending opens up the real estate market and makes it more accessible. It is no longer exclusive to large developers or investment funds: today, anyone can take part.

How it works

Four steps to participate in a tower

01

Choose the project

Choose the project you find most interesting among verified residential towers across Argentina, with full plans, location and project memorandum.

02

Define your contribution

Define how much you want to invest from ARS 150,000 and digitally sign your loan agreement secured by a first-rank mortgage.

03

Track the works

Follow construction progress through the platform with monthly reports, 4K photos and audited certificates of completion.

04

Collect your share

When the project is completed, you receive your share of the profits generated, credited directly to your bank account in pesos or in MEP dollars.

This is not just a trend — it is a new stage in the evolution of the real estate market. Crowdlending unlocks opportunities that were previously out of reach for the ordinary investor in Argentina.

Transparency

Always know where your money is

Our platforms deliver total transparency: you always know where your money is invested, what stage the project is in and what the participation terms are.

Per-project traceability

Every peso received is allocated to an individual trust account, managed by TMF Argentina S.A. and audited by Grant Thornton.

Certified monthly reports

You receive a report on the first Monday of every month with physical and financial progress, photos and the site manager's signature.

Mortgage guarantee

100% of the projects are backed by a first-rank mortgage registered with the corresponding Real Estate Property Registry.

CNV regulation

We operate under Resolution N° 717/2024 of the National Securities Commission (CNV) as a registered Collective Financing Platform.

A new way to invest in bricks

Real estate crowdlending represents an innovative alternative to invest collectively in projects linked to construction, urban development and real estate. This model allows several people to pool their capital to finance real estate ventures that, on an individual basis, would otherwise be inaccessible.

Through a digital platform, investors select a specific project and make their financial contribution. Those funds are used to drive works, residential developments, housing complexes, refurbishments or new urban spaces. Once the project progresses, completes or reaches the agreed objectives, the profits obtained are distributed among the participants according to each person's invested amount.

This approach makes the real estate market accessible to people who do not have large sums of capital but who do want to participate in real investment opportunities. In Argentina, where urban growth and the renovation of existing properties remain sectors of great interest, crowdlending is becoming an increasingly relevant tool.

Thanks to this system, investing in property is no longer reserved only for large developers, construction companies or specialised funds. Today, more people can take part in real estate projects with different investment levels and greater flexibility.

Step by step

How does it actually work?

The process is simple: choose the project that best suits your interests, define how much you want to invest and follow the evolution of the works from the platform. There you can check key information on the development's progress, the participation terms, estimated timelines and the use of funds.

When the project is completed or generates the expected results, you receive the corresponding return according to your participation. In this way, real estate crowdlending combines technology, collective investment and simplified access to the real estate market.

More than a trend, this model marks a transformation in how people invest in real estate in Argentina. It brings closer opportunities that used to be out of reach for the ordinary investor and offers a more open, participatory and transparent way to get involved in property development.

Our platforms are designed to provide clarity and transparency at every stage. You can always see where your money is invested, the current state of the project, the goals being pursued and the terms under which you are participating.

With real estate crowdlending, you not only have the chance to pursue a return, but also to support projects that contribute to the growth of neighbourhoods, cities and new residential spaces.

We created this space to make real estate investing simpler, more accessible and more democratic. Our mission is to open the real estate market to more people, offering tools that allow informed decision-making and active participation in projects with development potential.
